Built in 2004, EastLake Terraces is prominently positioned at one of the most strategic intersections in the trade area and includes a total of ±362,289 SF. The Center includes Walmart (N.A.P.), Home Depot (N.A.P.), Walgreens, Chick Fil A, Carl' s Jr, Chase Bank, Starbucks, Rubio' s, Navy Federal Credit Union, Payless Shoes, GameStop, UPS Stores and more. EastLake Terraces is currently ±96% leased by SF with ±86% credit/national/regional tenants by SF. With strong historical occupancy, it' s viewed as one of the top centers within the EastLake trade area. The Center also benefits from being located at one of the key intersections in the region and at build out, is projected to have the highest combined traffic counts in the area with over 75,000 cars per day according to the adopted General Plan for the City of Chula Vista.

According to Forbes Magazine (2013), the City of Chula Vista was the 2nd fastest growing city in the United States from 2007-2012 with a ±17.7% growth in population. This growth trend should continue as the trade area is poised
for considerable future growth as approximately 21,000 residential units are still proposed within the various planned developments within the overall trade area. This should produce upward pressure on demand for retail space with limited future opportunities for increased supply.
